Ok so here is a better explanation I got from the owner. The front what you see in the picture that portion is 805 gallons, then there is a 300 gallon salt water mixing tank attached to the aquarium on the life support side of the operation. I am sure most of you will understand what that means....

I’d be more interested in the art, lol.
Can you post some pictures of the sump, mixing tank and such? I don’t think most people count in a mixing tank, sump or any of that in the gallons. It is usually just the display tank that is counted. Jane |

Thank you everyone for your thoughts ideas and opinions this is truly something I don't know a lot about but it is an amazing over the top addition to my listing and I am just trying to find that one special buyer that will appreciate what is there..thank you for educating me on something I knew nothing about wish me luck finding that one buyer that will appreciate this over the top improvement...thank you all again

Good luck Cindy and it's great to see that your doing your research on how to best describe or advertise it honestly and accurately, showing for what it truly is instead just listing it as a tank and hoping the right buyer falls onto it.

someone already probably mentioned this but i would give the interested people in the home the option of removing it and patch the wall back, you dont want to limit your prospected buyers. good luck

Interesting thread! Sounds like hoping the house might find that perfect person, but also keeping the option open to remove the tank would be the best idea. One thing to keep in mind, if *I* were looking into buying a house with a ginormous tank, I would want to be sure the inspection included looking for any signs of past leaks or salt water damage.
Bryan, I didn't take your post the way others seem to have. I took it more like "it's not us (crazy reef tank people) who are buying the house". Most "normal" people -ie non reefers - would be intimidated by the tank. Or have a completely different reaction to it. I personally would turn that thing into a giant paludarium |

What my friend did was post a thread (on the local forum) that if someone came and removed the tank, they could have it all for free. This was no easy task, however the $20k plus this guy had in the tank and equipment alone was worth the hassle. The one big difference between these 2 situations is that my friend had a live reef tank(real live corals in the tank) and the buyer wasn't willing to assume nor pay the expense to maintain the ecosystem. Your tank is that of what we would see on the show that animal planet airs every week. A tank with fake coral and only fish to take care of. The monthly expense will be far cheaper and easy for a novice to jump head first in to. The tank that you're selling with the house can easily be viewed as ornamental and can be sold just like a property with koi pond on it. There's so many ways that you can sell the idea. I'd be interested to know the outcome, please keep us posted.
